St. John Screens & Maintenance

Terms & Conditions

Effective date: November 2, 2026

These Terms and Conditions govern use of this website and, when incorporated into an accepted estimate, work order, or service agreement, services provided by St. John Screens & Maintenance (“we,” “us,” or “our”). By using this website, you agree to the website provisions. By accepting an estimate or authorizing services that incorporate these terms, you agree to the applicable service provisions.

1. Services

We offer insect screen repair, replacement and fabrication; custom screen frames and inserts; general handyman services; home maintenance; minor repairs; and agreed-upon property concierge services on St. John, U.S. Virgin Islands. All services are subject to availability, site conditions, safety, and applicable licensing and legal requirements. We may decline work outside our capabilities or authorization.

2. Estimates, Pricing and Changes

Estimates reflect the information and scope available when prepared and remain valid for the period shown on the estimate. Unforeseen conditions, material substitutions, and additional work may require a revised price. We will seek authorization for additional billable work before proceeding, except for reasonable immediate action necessary to prevent injury or property damage.

For qualifying on-site screen services, standard minimum service totals are $175 in central St. John and $225 in Coral Bay and East End, unless the accepted estimate states otherwise. Screen service charges count toward these minimums; the minimum is not an automatic additional fee. Hourly maintenance work has a minimum one-hour labor charge per visit, with further billing as specified in the estimate or service agreement.

3. Scheduling and Property Access

Appointments depend on availability, weather, transportation, materials, and work conditions. Customers must provide safe access, necessary permissions, and accurate access instructions. Exact arrival and completion times cannot be guaranteed when circumstances beyond our reasonable control arise.

4. Cancellations

We request at least 24 hours’ notice to cancel or reschedule. Any cancellation, missed-appointment, or nonrefundable special-order material charges apply only if disclosed and agreed upon in advance. We may reschedule work for unsafe weather, access problems, supply disruptions, or other reasonable causes.

5. Payments

Payment methods, deposits, and deadlines will be stated in the applicable estimate, invoice, or service agreement. Unless otherwise agreed in writing, payment is due upon completion and receipt of invoice. Custom or special-order materials may require an advance payment. Late charges or collection costs apply only when disclosed and legally permitted.

6. Customer Responsibilities

Customers must have authority to authorize work; disclose known hazards and defects; provide safe working conditions; secure pets; obtain owner or association permissions; and move or protect valuables near the work area. Customers should promptly report concerns about completed work.

7. Materials and Existing Conditions

Salt air, humidity, sunlight, and severe weather can affect material longevity. We will notify customers of discovered hidden damage or conditions that may require additional work. We are not responsible for preexisting defects or components outside the agreed scope except to the extent loss is caused by our negligence, misconduct, or other legal responsibility.

8. Warranties

Any specific workmanship or product warranty will be described in writing in the applicable estimate, invoice, or service agreement. Manufacturer warranties are subject to manufacturer terms. Unless expressly covered, warranties do not include normal wear, misuse, unauthorized changes, preexisting defects, third-party damage, or storm and flood damage. Nothing here limits rights that cannot legally be excluded.

9. Liability

We take reasonable care to protect property and remain responsible for damage or injury caused by our negligence, misconduct, or breach of applicable legal obligations. To the extent permitted by law, neither party is responsible for indirect or consequential losses arising from a service agreement. This does not limit nonwaivable legal rights or remedies.

10. Weather and Disruptions

Hurricanes, tropical storms, heavy rain, utility outages, transport interruptions, shortages, and other events beyond reasonable control may delay or suspend services. We will communicate material changes as reasonably practical.

11. Privacy and Confidentiality

We handle property access details, security information, and customer records with reasonable care. We will not use identifiable photographs of a customer’s property for promotional purposes without permission. Separate nondisclosure agreements may be arranged. See our Privacy Policy.

12. Website and Third Parties

Website content and branding are owned by or licensed to us unless otherwise stated. Content may not be commercially reproduced without permission. Website descriptions and availability may change. Third-party services, including Jobber customer portals and payment systems, may have their own terms and policies.

13. Disputes and Governing Law

Please contact us promptly about service or billing concerns. We will seek a good-faith resolution. Unresolved disputes are subject to applicable U.S. Virgin Islands law and courts with lawful jurisdiction, without waiving nonwaivable consumer rights.

14. Updates

We may update these website terms by posting a revised version. Changes to an existing accepted service agreement require any consent required by that agreement or applicable law.
